The story begins with an overview of the Pyncheon family's dark history, specifically the construction of the titular house by Colonel Pyncheon, a man notorious for his ruthless acquisition of land. He built the house on land seized from Matthew Maule, who was accused of witchcraft and executed—a deed believed to have cursed the Pyncheon family.

Generations later, the mansion is inhabited by Hepzibah Pyncheon, a reclusive and impoverished spinster, and her brother Clifford, who has just been released from prison after being wrongfully convicted of murder. The arrival of their young, spirited cousin Phoebe brings a ray of hope and vitality into the gloomy household. Phoebe's presence fosters a sense of normalcy and helps Clifford regain some semblance of his shattered life.

Additionally, the novel introduces us to Judge Jaffrey Pyncheon, a wealthy and influential relative who embodies the same ruthless traits as the Colonel. His quest for a lost deed that supposedly grants untold wealth becomes the central conflict. The tension culminates in a dramatic and supernatural resolution, revealing the true nature of the Pyncheon curse and offering a glimpse of redemption for the tormented family.
